What comes down
Most demolition work isn't a whole house. It's a leaning shed, a garage past saving, an old cabin on a lot you want to build on, or a concrete pad in the way of a new patio. We take it down under control and hand back a clear site.
- Sheds and garages. Down, loaded and hauled. The slab too, if you want it gone.
- Cabins and outbuildings. Pre-build teardowns that run straight into excavation and site prep.
- Decks and fences. Usually the first step before a new deck, fence or patio.
- Concrete breaking and removal. Pads, walkways, old footings and failed retaining walls.
- Haul-away and cleanup. Debris sorted and taken to the right facility, not left in a pile by the driveway.
- Salvage where it's worth it. Clean wood, metal and concrete get diverted to recycling when the numbers make sense.
Two things we don't do. Interior strip-outs and gut renovations are renovation work; we handle exterior and standalone structures. And we don't touch hazardous materials. Buildings from before 1990 often hide asbestos, and testing and abatement is licensed work. We'll flag it, wait for your abatement contractor to clear the building, then take it down.
Three steps to bare ground
Walk it first
We check access, what's still connected (power, water, gas), what's staying nearby, and whether the building's age calls for hazmat testing before anything moves. The quote comes from that visit and it holds.
Take it down
Utilities disconnected and confirmed dead first. Then a controlled teardown sized to the site: machine where there's room, hand work where there isn't. Whatever is staying nearby gets protected before the first panel comes off.
Clear it out
Debris sorted and hauled, recyclables diverted, the footprint raked clean. If you're building next, we grade the ground and roll straight into site prep.
Asbestos, permits, and the order of operations
Pre-1990? Test before you tear
Asbestos turns up in drywall mud, vinyl flooring, insulation and roofing from older builds. WorkSafeBC requires a hazmat survey before older structures come down, and abatement is licensed work we don't do. If your building needs testing first, we'll say so at the walk.
Permits vary by municipality
Some municipalities want a demolition permit for anything over a certain size, others only for buildings on foundations. We check what your address actually needs before anything gets torn down out of order.
