01The work

Maintenance you don't have to chase

Most property problems on the coast start small. A plugged gutter in September, a pothole after the first cold snap, blackberry over the fence line. Caught on a scheduled visit, each one is a few minutes of work. Left until you notice, it's a flooded crawlspace or a driveway that needs rebuilding.

  • Grounds and yard care. Mowing, edging, beds and hedges on a set rotation.
  • Gutter and drain upkeep. Cleared before the fall rain, not after the flooding. The digging side is on the drainage page.
  • Gravel driveways and parking. Potholes filled and edges regraded before they spread. More on driveways.
  • Brush and vegetation control. Blackberry and alder cut back before they take the fence line. Bigger jobs move to land clearing.
  • Seasonal work. Spring cleanups, fall storm prep, and snow and salting through winter.
  • Vacation and absentee-owner properties. Regular visits that keep a place looked after between your trips.

A strata common area and a rural acreage need different work, but the arrangement is the same: a written scope and the same crew on every visit.

One walkthrough, then it runs itself

Walk the property

We go over the site together and split the list in two: what needs a recurring visit, and what should be fixed once before the schedule starts.

Put the scope in writing

You get a written scope and a visit schedule that says exactly what's included and how often. Anything outside it gets quoted separately before we touch it.

Show up and report

We do the work on schedule and tell you what we found while we were there. A cracked downspout or a leaning fence post gets flagged while it's a small job, not discovered once it's a big one.

Maintenance here is built around the rain

The October deadline

On the coast the maintenance year turns on October. Gutters, catch basins and perimeter drains get cleared before the rain arrives, because clay soil and a blocked drain is how a crawlspace floods in November.

Strata and commercial

Councils and property managers need a contractor who is insured and WorkSafeBC covered, and a record of what was done each visit. We run every contract that way, with one point of contact.

Vacation and absentee homes

A house that sits empty for weeks needs eyes on it. We visit on schedule and catch the blocked gutter or the washed-out driveway before your next trip. See where we work.

Acreage and rural lots

Larger rural properties need more than a mow-and-go crew. One arrangement covers brush control, gravel road upkeep, culvert clearing and machine work when something bigger comes up.

Common questions

Do you do one-time cleanups, or only ongoing contracts?
Both. Plenty of work starts as a single cleanup: an overgrown yard, storm damage, a property getting ready to sell. If it makes sense to keep the place maintained after that, we quote a recurring schedule. If not, we shake hands and leave.
How do strata and commercial contracts work?
We walk the property with the council or manager and agree on a written scope and visit frequency. You get one point of contact and a record of each visit. Anything outside the scope is quoted separately before we touch it.
Can you look after a property we're not living at?
Yes. It comes up a lot with vacation and absentee-owner homes. We visit on a set schedule, do the maintenance, and send you a note about anything that needs a decision from you: gutters, drainage, driveway condition, fallen limbs. You stay in the loop without visiting every month.
